General Short Sale Information:

What is a Short Sale listing?  The owner of the property has listed the home in an attempt to sell the home for less than what they owe to the Lender.  Once the Seller accepts an offer, then the Seller will present it to the Lender in hopes of an approval.
How can a Short Sale benefit a Buyer?
A Buyer can get a great deal on a property, as the Seller is not concerned with what price the home sells for, but for what price the Lender will accept to release the Seller from their financial commitment.
How long can a Short Sale Approval take?
  This greatly depends on the Lender(s).  A Buyer can expect to wait a few weeks to a couple of months for an approval.
How long will it take to close a Short Sale?
  This greatly varies depending upon the Lender(s).  A Buyer can expect a short sale to close anywhere from 3-9 months.
How does a Short Sale benefit the Seller?
The Seller can be released from the loan commitment.  The Seller can avoid a “Foreclosure” on their credit history.
